Project description

The Old War Office, now known as OWO is a mix of 85 spacious private residences known as The OWO Residence and Raffles London hotel. Within this grand hotel is 120 spacious rooms and suites. The hotel also boasts a Spa, 20m indoor pool, gym and ballroom. There are also nine restaurants and three bars.

This magnificent Grade 2 Edwardian Baroque building designed by William Young was built in 1906, serving originally as the home of 2,500 government and military officials. With over 1,000 rooms and 2.5 miles of corridor. Between 1919-1921 it became the office of Winston Churchill.

Scope

38 smoke extract systems and 31 smoke make up systems made up the bulk of the contract works, with the bulk of these located in the three basement levels.

In addition, nine insulated commercial kitchen extract systems were supplied, serving the basement areas, lower ground and ground floor levels, including risers and plant areas at sixth floor roof level.

Project highlights

FPL were able to supply fully compliant stainless steel kitchen extract systems to EN1366-1 following successful EN fire testing using stainless steel construction. Stainless steel expands to a greater extent than standard steel and therefore needs to be proven by testing as required in BS EN15882-1.

Some areas of the project were installed under ‘clinker’ slabs which had a significantly lower load capacity than concrete. In consultation with the fixing manufacturer, and following a series of on-site anchor tests, a suitable fixing was selected. Due to the reduced load capacity, supports in these areas were calculated and where required, reduced support centres were employed to keep loads within the prescribed limits.
